As Archade Design Studios, we provide professional architectural services through the whole process of building construction; from inception to commissioning. The following are the normal stages to be gone through:
1. Feasibility and Concept
This is the process of investigating, seeking to understand and analysing the client's spatial and other requirements for a given project. Issues to be resolved at this stage include: establishing goals, considering a budget, collecting, organizing and analyzing data, identifying and developing concepts, and determining particular project/client needs.
2. Site Analysis
This is the study into the suitability of the site to advance the requirements of the Feasibility and Concept as referred to above and involves land planning, urban design and aspects of environmental evaluation. This stage is a study of the relationships of the site to its context and involves the consideration of the physical, economic and social impact of the proposed land uses) on the environment, ecology, traffic and population patterns.
3. Concept/Schematic Design
After an agreement has been reached on the client's project timeframes and budget provisions, alternative solutions are then developed to satisfy the program, massing, site location and orientation, responses to environmental factors and regulatory and aesthetic requirements. The preferred scheme (s) is presented to the client for approval before proceeding to the next stage.
4. Coordination with other Consultants and Stakeholders.
The Architect coordinates the design of the integrated engineering systems by the appointed consultants and also helps to bring onboard any specialist product suppliers, manufacturers and fabricators. The consultants may include structural, mechanical and electrical engineers as well as suppliers of other technical innovations and special requirements, such as telecommunications and computer applications.
5. Cost Engineering
The Architect also
decisions involving basic design, selection of building products, materials and systems and programming.
6. Land-use Management and other Regulatory Considerations
The building regulations and zoning bylaws enforced by municipalities and government affect the design process and decisions and the Architect's thorough knowledge of all requirements is essential to the satisfactory completion of any project.
7. Design Development
Based on the client-approved schematic design and estimate of construction cost, the Architect fixes and details, for the client's further approval, the size and character of the entire project, including selection of materials and building and engineering systems.
8. Construction Documentation & Specification
The architect coordinates the detailing, finalisation of the drawings and specifications and the creation of the complete set of blueprints needed for contractors to build the project, including plans, elevations, sections, and specific details for all elements, ready for procurement and construction to begin; this stage typically involves coordinating with consultants, finalizing material selections, and ensuring compliance with building regulations.
9. Construction Supervision and Management
Here, the primary focus is on managing and administering the construction contracts and processes, including detailed monitoring of quality, cost control, and ensuring all necessary documentation is prepared to facilitate smooth execution of the work, essentially overseeing the active construction phase while maintaining compliance with project specifications.
10. Commissioning and Close Out
The final phase of a project's commissioning process, where all systems are fully tested, verified, and documented, essentially signifying the handover of the project to the owner and marking the completion of the commissioning activities, including final inspections, resolving outstanding issues, and preparing comprehensive handover documentation.
